New Tampa

New Tampa has grown incredibly over the last few years!  It consists mostly of master planned communities, excellent schools, and convenient shopping.   The Shops at Wiregrass just opened in November of 2008 and has stores such as Pottery Barn, Dillards, Williams-Sonoma, Gap, Gymboree and more!  I-75 runs through the center of New Tampa making travel very convenient.

Arbor Greene

Arbor Greene is the sister community to Hunter’s Green.  Arbor Greene does not have a golf course, but residents are encouraged to join the country club at Hunter’s Green.  There is one gated and 24 hour guarded entrance to Arbor Greene.  The community also features a nice clubhouse with athletic facilities and a community pool.

Grand Hampton

At Grand Hampton, residents enjoy a very active lifestyle with sidewalks and trails throughout the community leading to an expansive recreation center. No matter what your lifestyle, Grand Hampton serves up the right mix of country club amenities, modern conveniences and community programmed activities to keep neighbors connected and families entertained.

The Hampton Club is an 8,300 square-foot facility featuring a Grand Club Room offering an area for casual gatherings in front of the fireplace, fitness and aerobics center, as well as gaming tables and kitchen facilities. The Hampton Club is the focal point of many activities. Residents can plan their own, or participate in Club-programmed activities. Hunter’s Green

Hunter’s Green is a gated New Tampa community with two 24 hour guarded entrances.  There are condos, villas, homes and mansions.  There are several gated communities within the already guarded gated entrances.  These are Heritage Oaks, Pinnacle, Magnolia Chase, Osprey Pointe, Nathans Court, and Deer Creek.  The community is centered around a very nice golf course and Hunter’s Green has a members only country club that can be joined on several levels, but is by invitation only.  There are two community parks, tennis courts, and a large bike/jogging path.  The larger park has a covered picnic area that can be reserved for private parties.  The Hunter’s Green community is zoned for Hunter’s Green Elementary, an A rated blue ribbon school, Benito Middle School, and Wharton High School.

There is no CDD in Hunter’s Green and there are two HOA fees, one for Hunter’s Green and one for each individual village within the master planned community.  The fees are calculated based on the square footage of the home.

Cory Lake Isles

Cory Lake Isles has two guarded entrances, one on Cross Creek Boulevard and another on Morris Bridge Road.  This community has a long beautifully landscaped entry and it has brick pavered streets throughout giving it a very upscale look and feel.  The streets are all lined with palm trees and the homes are centered around a large ski lake.  Many of the lakefront homes have their own dock and there is a community boat ramp.  Amenities include a beach club with swimming area, workout facilities, canoe rental, an outdoor roller rink and a couple of playgrounds.  Homes range from about 1500 square feet to over 6000 square feet.  The most exclusive area inside Cory Lake Isles is Cachet Isle which has a private gate and beautiful custom homes.

Cory Lake has a CDD (community development district) which is an amount that is added in with the tax bill to pay for the initial infrastructure and continuing maintenance of the community.  It also has a small HOA fee (as of 11/1/08 it is around $70).  It seems that in New Tampa you have either a high HOA or a high CDD in almost all of the communities, but as a result the area is very well kept and beautifully maintained.

Heritage Isles

Heritage Isles is a large gated golf community in New Tampa.  It has two entrances, both on Cross Creek Boulevard.  Amenities include a golf course, tennis courts, country club with restaurant and resort style swimming pool.  Heritage Isles offers a wide variety of real estate options anywhere from villas and townhomes to huge homes with over 4000 square feet.  New homes and townhomes are still being built in Heritage Isles (as of October 2008).

Heritage Isles does have a CDD fee, but has a relatively low HOA of under $100 annually.
